Subsequent to the lottery and interview process, selected artists will be given 10 business days to decide if Arts Gowanus should forward their information to the landlord for consideration as an artist-tenant in a subsidized artist studio space. If a lease is not completed within 30 days, Arts Gowanus will then provide the landlord with the next name on the list.
Lease Information:
Artist Gowanus will provide “approved” artists to the owners and only artists “approved” by Arts Gowanus can rent a subsidized studio provided under the terms of the CBA.
The property owners or their representatives will provide leases or license agreements and collect all funds (deposits, rent, etc.) Property owners may vet and approve an artist as a tenant based on financial or other landlord/tenant considerations. Property owners will manage the rental relationship.
Leases will be for no less than one-year. Subleasing will not be permitted. Sharing is possible, but requires additional review and a modified lease. Sharing can only be considered after the principal artist is approved by Arts Gowanus and the property owner.
The initial rent for a subsidized artist studio will be $20 per square foot per year ($1.66 per square foot per month).
Rent will include the cost of heating, cooling, ventilation, electricity and access to shared WiFi. Rent after the second year of a studio being on the market may increase by no more than 2% per year. Studios will not be equipped with the capacity for special electrical requirements, natural gas or special ventilation systems. A shared slop sink, kitchenette, bathrooms and the cleaning of shared spaces are provided. Cleaning of the interior of individual studios will be the responsibility of the artist-tenant.
As the new buildings get built along the Gowanus Canal, artist studios will become available to artists to rent. Arts Gowanus is obligated to provide the landlords (property owners & CBA signatories) artists ‘approved’ through a defined process to rent these subsidized studio spaces.
